How TDS Works on Different Incomes?
How TDS Applies to Your Income
1. TDS on Salary:
Your employer needs to deduct TDS from your salary based on the income tax rules. The exact amount depends on your salary and any tax benefits you get, like for house rent (HRA), provident fund (PF), or other savings under Section 80C.
For example: If your yearly salary is ₹10,00,000 and your tax rate is 20%, your employer will deduct a part of that money each month as TDS and send it to the government. You can easily see the total amount that was deducted using our handy TDS tool.
2. TDS on Bank Interest:
When you earn interest from fixed deposits at a bank, they will deduct TDS. This happens if your total interest goes over ₹40,000 in one financial year. For senior citizens, this limit is ₹50,000. The usual TDS rate is 10%.
However, it’s crucial to know: If you haven’t given your Permanent Account Number (PAN) to the bank, the TDS rate they will deduct increases to 20%.
Here’s an example: If your fixed deposit earns you ₹1,00,000 in interest over a year, the bank will deduct ₹10,000 as TDS (which is 10% of ₹1,00,000). You can claim this amount back when you file your income tax return. If your total tax bill is less than the TDS deducted, you can ask for a refund.
3. TDS on Rent:
If you pay more than ₹50,000 in rent each month, you need to deduct 5% TDS from the total rent paid over the year. It’s important to remember that as the person paying rent, you are responsible for sending this TDS amount to the government, not your landlord.
For example: If your rent is ₹60,000 per month, your total yearly rent comes to ₹7,20,000. In this case, the TDS you’d need to deduct would be 5% of ₹7,20,000, which equals ₹36,000.
4. TDS on Sale of Property:
When you buy a property that costs more than ₹50 lakh, it’s your responsibility to deduct 1% TDS from the money you pay to the seller. This TDS amount then needs to be sent to the government.
For example: If you purchase a property for ₹70,00,000, you would need to deduct 1% TDS, which comes out to ₹70,000. This amount must then be deposited with the government.
5. TDS on Commission:
If you receive a commission payment that is more than ₹15,000, it will have TDS deducted at a rate of 5%. This rule applies to all types of brokerage or commission earnings, whether you work as a real estate agent or in any other sales role where you earn based on commission.
For example: If you earn ₹50,000 as a commission, the company giving you the payment will first deduct ₹2,500 (which is 5%) as TDS. They will then pay you the remaining amount.
TDS Rates and Thresholds at a Glance
| Income Type | TDS Rate | Threshold Limit |
| Salary | Based on income tax slabs | No limit |
| Bank Interest (FD) | 10% | ₹40,000 (₹50,000 for seniors) |
| Rent | 5% | ₹50,000 per month |
| Sale of Property | 1% | ₹50,00,000+ property value |
| Commission | 5% | ₹15,000+ commission |
| Contractor Payments | 1% to 2% | ₹30,000 (Single contract) or ₹1,00,000 aggregate |
Why is TDS Important?
TDS is actually a smart way for the government to collect taxes right when you earn money. This helps them get a steady flow of tax money and makes it harder for people to avoid paying their fair share.
As someone who pays taxes, keeping an eye on your TDS is very important for a few key reasons:
Correct Tax Filing: Knowing the right amount of TDS helps you pay exactly what you owe, so you don’t pay too little or too much tax.
Getting Refunds: If more TDS was taken out than needed, you can ask for that extra money back when you file your Income Tax Return (ITR).
Following Rules: Not deducting or paying TDS when you should can lead to fines.
By regularly doing an online TDS check status, you stay informed about your deductions and refunds.
